Mix-use 64 unit Residential-Commercial building in the heart of downtown Hayward, CA across from City Hall and public transit. Features podium level court yard to optimize day lighting while providing open space. The court yard also treats storm run-off into filtration planters which are also located along the commercial street facades. Photovaltaic panels are incorporated into trellis's. Involved with schematic, design development, obtained planning permit.
